A new developer is taking a crack at putting up housing on the former Kampe estate in Penticton.
A proposal headed to city council on May 3 from Porchlight Developments would see an 84-unit strata townhouse development put up on the 3.62-acre property at 435 Green Avenue in Penticton.
It is a far cry from the two six-storey apartment buildings, which would have included 130 rental units in a mix of one to three bedrooms. Those 130 units were lowered from 151 that were originally proposed in an attempt to placate nearby residents concerned over the size and impact of the new housing.
It would still require city council approval for amendments to Penticton’s Official Community Plan and zoning bylaws to allow for the low-density residential housing to be placed on the property.

The townhouses will be divided into 44 two-bedroom units, and 40 three-bedroom units and split between 10 buildings. The eight outer buildings would be two-storeys in height while the inner two buildings would be three-storeys with ground-level garages.
The current buildings on the property would be demolished to accomodate for the new construction.
Outcry from residents in the neighbourhoods led to the apartment project by Broadstreet Developments being rejected at city council twice in 2021. The property was then put back up on the market for $4.5 million.

As part of the development process, plans to protect the nearby riparian oxbow as well as to build a new sidewalk along Green Avenue would be required by the city.
Council will weigh giving the required rezoning and development permit first reading and approval to go to a public hearing on May 3.
