NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that all persons who believe that their interest in property is affected by Official Community Plan (OCP) Amendment Bylaw 850-05 will be afforded a reasonable opportunity to be heard before Village Council or to present written submissions respecting matters contained in the proposed bylaw at a public hearing to be held on:

or such subsequent dates, times or locations to which the matter may be adjourned.

The Village of Keremeos is proposing a number of amendments to its Official Community Plan (OCP) Bylaw No. 850 in order to ensure compliance with the new requirements of the Local Government Act as it relates to Small-Scale Multi-Unit Housing (SSMUH).

The provincial government is encouraging local governments to create a favorable regulatory environment for SSMUH housing to help overcome barriers and introduce an openness to new building forms in areas traditionally reserved for detached singlefamily and duplex homes.

For further information about the content of OCP Amendment Bylaw 850-05 and how it proposes to ensure the Village is complying with these new provincial directions, persons are encouraged to inspect a copy of the proposed bylaw, including supporting documentation, at:

· 702 4th Street, Keremeos, BC (the Village Office); or

· www.keremeos.ca (Services -> Planning & Development -> Housing Needs).

If visiting the Village Office, please note that operating hours are 8:30 A.M. to 4:00 P.M., Monday to Friday, (except Statutory Holidays), with copies of the information available from the date of this notice through to the date council makes a final determination on this application.

No letter, report or representation will be received by Council after the conclusion of the Public Hearing.

NOTICE IS ALSO HEREBY GIVEN that the Village of Keremeos is prohibited from holding a public hearing on Zoning Amendment Bylaw 851-06. Under Section 464(4) of the Local Government Act, the Village must not hold a public hearing on a bylaw whose sole purpose is to ensure compliance with the SSMUH requirements of the Act.

In this instance, the sole purpose of Zoning Amendment Bylaw 851-06 is to enact changes to the Village’s Zoning BylawNo 851 in order to ensure compliance with the new SSMUH requirements of the Local Government Act. The proposed zoning amendments affect, amongst other things, densities, dwelling types, setbacks, building height, parcel coverage and parking requirements in the various Low Density Residential zones (i.e. RS1, RS2, RS3 & RD1) that apply to lands within the Village.

At its meeting of April 15, 2024, the Village of Keremeos Council granted first reading to Zoning Amendment Bylaw 851-06 and copies of the bylaw may be inspected at the same locations and times as listed above for OCP Amendment Bylaw 850-05.
